Torrevieja apartment prices have a median of €193,000 on our resale listings in October 2026, or €2,647 per square metre, against an official valuation of €2,254 per square metre for all homes. After buying costs, a €200,000 budget means a listing near €176,000, typically a two-bedroom flat of 56 to 69 square metres.

How much do apartments cost in Torrevieja?

Two sets of numbers matter: what valuers say homes are worth, and what sellers ask.

Spain's transport ministry publishes average valuations for towns over 25,000 people. In the second quarter of 2026, Torrevieja stood at €2,254 per square metre, based on 716 valuations. That is 16.7 per cent above the €1,931 of a year earlier, and about 50 per cent above the €1,507 of the second quarter of 2023.

Across Alicante province, the land registrars put the average registered price at €2,267 per square metre in the same quarter, with resale homes at €2,153 and new homes at €2,780.

Sellers ask more. On 31 October 2026 we had 275 resale apartments and penthouses in Torrevieja, with a median asking price of €193,000 and a median of €2,647 per square metre. That is about 17 per cent above the second-quarter valuation for all homes. As a cross-check, Numbeo's crowd-sourced figures, updated on 2 October 2026 from 51 entries over 18 months, put apartments at about €2,590 per square metre in the centre and €2,360 outside it.

TownAverage valuation per square metre, Q2 2026Valuations counted
Calpe€3,269133
Benidorm€3,217288
Alicante city€2,2791,213
Torrevieja€2,254716
Orihuela (town and coast)€2,080538

So Torrevieja sits about 30 per cent below Calpe and Benidorm on this measure. If you are still deciding on the town itself, read how city projects are changing Torrevieja, from the new port area to the hospital plans.

What does €200,000 really buy after costs?

A €200,000 total budget does not mean a €200,000 flat. Buying costs are up to 13 to 14 per cent on top of the listing price, so aim for a listing near €176,000. In late October 2026 our listings showed 132 resale homes in Torrevieja at or under that price. At the European Central Bank rate of 30 October 2026, €200,000 is about £167,000 and €176,000 about £147,000.

Legal and official costs, up to 4 per cent€7,040€7,000

ITP, the transfer tax on resale homes, has been 9 per cent in the Valencian region since 1 June 2026. It was 10. The tax base is the cadastral reference value, unless your agreed price is higher, so the tax can exceed this table. Ask your lawyer to check that figure before you sign. On a new build, the 4 per cent also covers stamp duty (AJD), 1.4 per cent in the Valencian region since the same date. Our guide to purchase costs has the full breakdown.

Are you borrowing? Spanish banks usually lend non-residents up to 60 to 70 per cent of the property's value, and the loan does not cover taxes and fees. On a €176,000 flat, that means roughly €76,000 to €93,000 in cash. See our guide to mortgages for foreigners.

Torrevieja apartment prices by district

This table counts resale apartments and penthouses on our listings on 31 October 2026, sorted by the number of flats at or under €176,000. Six flats in smaller areas are left out.

These are asking prices, agents use the centre label for a wide area, and the smallest rows rest on a handful of flats, so treat them as a guide.

Town centre

This is where the choice is. Of the 114 flats at or under €176,000, 69 are here. Expect around 61 square metres and a mix of buildings, so the street and the block matter more than the postcode.

Playa del Cura

The lowest price per square metre of the bigger beach districts, at €2,383. Playa del Cura is a 375 metre urban beach in the centre, with fine sand and a 2026 Blue Flag, on Avenida de los Marineros. Most flats at this budget had two bedrooms, at a median of about 67 square metres.

Los Locos

The beach is about 760 metres long, with a 2026 Blue Flag and restaurants and cafés along the avenue behind it. A stretch of about 200 metres is rocky coastline with steps into the sea, so walk the actual section nearest any flat you like.

La Mata

La Mata has the longest beach in Torrevieja, about 2.4 kilometres, with a 2026 Blue Flag and protected dunes. You pay for it: €3,272 per square metre against €2,619 in the centre, so the same money buys less space. Our median at this budget is 58 square metres.

Acequión and Los Náufragos

The most floor space for the money on our listings, at €1,779 per square metre and a median of 90 square metres. All six flats listed were under €176,000. Los Náufragos beach has calm water, a gentle slope and a 2026 Blue Flag, and the tourist office calls it one of the busiest in town.

La Veleta, Cabo Cervera and Aguas Nuevas

We had few flats here at this budget. In La Veleta there were three at or under €176,000, at around 50 square metres, and our past example of a sea view apartment near La Veleta beach shows what a flat there can offer. Cabo Cervera's cheapest flats were small, at 34 to 37 square metres. Aguas Nuevas apartments started at €259,000.

What can you get for €176,000 by bedroom?

Bedrooms decide this budget more than the district does.

Resale flats and penthousesListedMedian asking priceMedian sizeMedian per square metreAt or under €176,000
One bedroom30€139,95047 square metres€3,10627 (90 per cent)
Two bedrooms140€179,90069 square metres€2,65068 (49 per cent)
Three bedrooms95€246,00098 square metres€2,51918 (19 per cent)

The budget sits almost exactly on the median two-bedroom flat, so about half of them are within reach. One-bedroom flats cost the most per square metre, while only about one three-bedroom flat in five fits. The cheapest resale apartment we had was €114,950, and we had nothing at or under €100,000, as our note on studio flats in Torrevieja also explains.

Are houses and new builds in Torrevieja more expensive?

Yes, on the whole, although the cheapest resale house, at €117,995, undercut most flats.

The new-build apartments at or under €176,000 measured just 27 to 47 square metres. The ministry's valuation for homes up to five years old was €2,763 per square metre, from just 60 valuations, against the €4,284 developers were asking on our listings. For the trade-offs, read our guide to new build and resale.

What are the downsides at this budget?

  • Mostly older stock. Of the 716 homes valued in the second quarter of 2026, 656 were more than five years old.
  • One bathroom is the norm. Of the 132 homes at or under €176,000, 108 had one bathroom.
  • Pools are not a given. Only 36 of those homes were tagged with a pool, and only 5 with a garage. A pool usually adds to community costs.
  • Non-resident sellers add a step. If the seller is not resident in Spain, you hold back 3 per cent of the price for the tax office on Modelo 211. On €176,000 that is €5,280. It comes out of the seller's money, not yours, but it must be paid correctly.
  • A flat gives you no extra days. UK passport holders stay limited to 90 days in any 180 without a visa. Irish citizens have no such limit.
  • Anything outside town needs a check. The defence zone around Cartagena reaches up the coast to Cabo Cervera and inland to San Miguel de Salinas. Spanish rules exclude existing urban areas, and UK nationals need a military permit inside restricted zones, so ask your lawyer before you commit to anything outside town.

Before you offer, ask for the community fee, any planned works, and whether the block has a lift. Our guide to checking a property lists the papers to see.

Which part of Torrevieja suits your budget?

Start with what you will not give up. For the most choice, look in the centre. For space, look at Acequión and Los Náufragos. For a central beach at a lower price per square metre, try Playa del Cura. If a long natural beach matters most, accept a smaller flat in La Mata. Frequently asked questions

How much is an apartment in Torrevieja?

On 31 October 2026 our resale apartments and penthouses in Torrevieja had a median asking price of €193,000, or €2,647 per square metre. One-bedroom flats had a median of €139,950, two bedrooms €179,900 and three bedrooms €246,000. Add up to 13 to 14 per cent for buying costs.

Can you buy an apartment in Torrevieja for under €100,000?

Not on our listings in late October 2026. The cheapest resale apartment we had was €114,950, and the cheapest new-build apartment was €116,000 for just 27 square metres. A flat advertised well below those figures deserves extra questions about its condition, community debts and paperwork before you pay any deposit.

Which is the cheapest area of Torrevieja?

On our listings, Acequión and Los Náufragos had the lowest median price per square metre, at €1,779, although only six flats were listed. Among the larger districts, Playa del Cura was cheapest at €2,383, followed by the town centre at €2,619. La Mata was dearer at €3,272 per square metre.

Are Torrevieja property prices going up?

Official valuations have risen. Torrevieja averaged €2,254 per square metre in the second quarter of 2026, against €1,931 a year earlier, a rise of 16.7 per cent. Two years before that, in the second quarter of 2024, the figure was €1,601. These figures come from Spain's transport ministry and cover all homes.

How much cash do I need for a €176,000 flat?

Buying outright, budget up to about €200,000 including tax and legal costs. With a mortgage covering 60 to 70 per cent of the value, you would need roughly €76,000 to €93,000 in cash, because the loan does not pay for taxes or fees. The exact sum depends on the bank's valuation and its own charges.

Is Torrevieja cheaper than Benidorm or Calpe?

Yes, on official figures. In the second quarter of 2026 the ministry's average valuation was €2,254 per square metre in Torrevieja, against €3,217 in Benidorm and €3,269 in Calpe. That puts Torrevieja about 30 per cent lower. Alicante city was close to Torrevieja at €2,279 per square metre.
