Nota simple, outstanding debts, permits, community records. The reservation contract is signed only once the paperwork checks out.

Can a foreigner buy property in Spain?
Yes. There are no restrictions for foreign buyers. You need an NIE number (Número de Identidad de Extranjero) and a Spanish bank account.
What are the costs of buying property in Spain?
Budget around 10–13% on top of the price: transfer tax (ITP 10% on resales, or VAT 10% + stamp duty on new builds), notary, land registry and legal fees.
